Meetings
Your community meetings, including annual, board, budget, and special meetings will be scheduled, agenda prepared, and minutes taken with a property manager in attendance at meetings. Location and time scheduling, or online Zoom meetings, will be managed for your community. Mailings for the annual and budget meeting are prepared and sent to owners as required.

We offer online payment options for assessment and fee collection of all revenue and miscellaneous charges. Our management team will follow up on the collection of delinquencies. All collected funds are deposited into your community's bank account and monthly reports are generated to show this activity.

Financial Records, Transactions, and Budget Planning
Your financial records and transactions will be maintained and provided to the board to show payables and receivables in monthly financial reports. Every year we assist in drafting an operating budget for the board to review and approve. Athena Management provides recommendations for your budgeting process, capital planning, reserve funds, and asset management.

Our property management staff perform routine property inspections in accordance with bylaws and rules enforcement. Board members will receive detailed reports of inspections and violation letter activity. When repairs or maintenance of common areas are noted, we will provide quotes from qualified local vendors to perform repairs and maintenance.
